A remodel is the best time to improve your home’s electrical system: before insulation, drywall, cabinets, and finished surfaces make access difficult.
That is especially true across the greater Seattle and Tacoma area, where many homes were built decades ago and may still have undersized service, aging wiring, limited outlets, or electrical layouts that were never designed for today’s appliances, heat pumps, home offices, EVs, and ADUs.
Skipping electrical planning can lead to expensive wall repairs later. Worse, it can leave your remodeled home with hidden safety hazards or a system that cannot comfortably handle your new loads.
Whether you are remodeling in Seattle, Tacoma, Puyallup, Bonney Lake, or another nearby community, consider these seven electrical upgrades before the drywall goes up.
1. Upgrade the electrical panel and service to 200 amps
A larger kitchen, finished basement, heat pump, electric water heater, EV charger, or ADU can place significantly more demand on your electrical system.
Many older Pacific Northwest homes have 60-amp or 100-amp service. While the panel may appear to work normally, adding several high-demand appliances can push the system beyond what it was designed to handle. Flickering lights, frequently tripped breakers, warm electrical equipment, and overloaded circuits are warning signs that should not be ignored.
A service upgrade to 200 amps may provide the capacity needed for:
- Electric ranges and wall ovens
- Heat pumps and electric water heaters
- Level 2 EV charging
- Workshop equipment
- Laundry appliances
- An attached or detached ADU
- Future solar, battery storage, or generator equipment
A professional electrician should perform a load calculation rather than automatically recommending a larger panel. The service size, feeder conductors, meter equipment, grounding, disconnects, utility requirements, and available panel space all need to work together.

2. Add dedicated circuits for major appliances
Modern appliances often require more power than the general-purpose circuits found in older homes. A remodeled kitchen, laundry room, or garage should not rely on a tangle of extension cords or shared circuits.
Dedicated circuits may be appropriate for:
- Refrigerators and freezers
- Dishwashers and garbage disposals
- Microwaves
- Electric ranges and ovens
- Washing machines and dryers
- Heat-pump water heaters
- Bathroom fixtures and exhaust fans
- Garage tools and workbenches
- Home office or entertainment equipment
Dedicated circuits help reduce nuisance breaker trips, voltage drop, overheating, and interruptions when multiple appliances operate at once. They also make future troubleshooting easier because each major load is clearly identified at the panel.
Your electrician can coordinate circuit locations with the cabinet layout, appliance specifications, island design, and final fixture placement. This is much easier before drywall and cabinetry are installed than after the kitchen is complete.
3. Pre-wire for an EV charger while the walls are open
You may not need an EV charger today, but pre-wiring during a remodel is one of the most cost-effective ways to prepare for one.
A typical Level 2 charger requires a dedicated 240-volt circuit. Depending on the charger, panel capacity, garage location, and local requirements, installation may involve new breakers, larger conductors, conduit, disconnecting means, load calculations, and possibly a service upgrade.
When walls or ceilings are open, an electrician can install properly sized conduit or raceway from the panel toward the future charger location. This can save substantial labor compared with fishing conductors through finished walls, ceilings, insulation, or concrete.
Planning ahead also gives you time to decide:
- Where the vehicle will be parked
- Whether the charger will be indoors or outdoors
- How much charging capacity you need
- Whether load management is appropriate
- Whether a second future charging location makes sense
- How the charger fits into a 200-amp service upgrade

4. Fix old outlets and wiring instead of hiding them
A remodel should not be used to cover up electrical problems.
When walls are open, your electrician may find loose receptacles, damaged insulation, ungrounded outlets, overloaded junction boxes, outdated wiring methods, improper splices, or signs of heat and moisture damage. Older Seattle-area homes can contain electrical systems that were acceptable when installed but are no longer a good fit for modern use.
Replace outlets that are:
- Cracked, loose, discolored, or warm to the touch
- Sparking or producing a burning odor
- Missing grounding protection where required
- Installed in kitchens, bathrooms, garages, laundry areas, or outdoors without appropriate GFCI protection
- Positioned poorly for the new room layout
New receptacles should be placed where you will actually use them: not wherever an old outlet happens to be located. Consider outlets inside cabinets, near bathroom vanities, beside beds, at kitchen islands where permitted, and in home office areas.
DIY outlet replacement can be dangerous, particularly when the wiring is old or the circuit has been modified over time. Turning off a breaker does not guarantee that every conductor in a box is de-energized. A professional can inspect the wiring, verify grounding and polarity, correct unsafe conditions, and identify problems before they disappear behind drywall.
5. Plan for current code requirements, permits, and inspections
Electrical work performed during a remodel is not simply a cosmetic change. New circuits, panel replacements, service upgrades, EV chargers, and significant rewiring commonly require permits and inspections.
Seattle currently enforces the 2023 Seattle Electrical Code, which combines the 2023 NEC with Washington and Seattle amendments. Washington’s Department of Labor & Industries states that the 2026 NEC is expected to replace the 2023 NEC on December 31, 2026, if the proposed rulemaking is adopted. Check the latest Washington electrical laws, rules, and policies before your project begins.
The 2026 NEC introduces and clarifies changes that may affect future remodel planning, including expanded ground-fault protection for certain outdoor outlets and updated requirements for modern electrical equipment. Exact requirements depend on the permit date, jurisdiction, project scope, and applicable amendments.
A licensed electrical contractor can help coordinate:
- Permit applications
- Load calculations
- AFCI and GFCI protection
- Service and panel requirements
- Required inspections
- Utility coordination
- ADU and accessory-building electrical needs
Do not wait until after drywall installation to discover that a circuit must be relocated or an inspection is required. Electrical work should be inspected while it is still visible.
6. Install whole-home surge protection
The Pacific Northwest has plenty of sensitive electronics, from heat-pump controls and smart appliances to computers, networking equipment, security systems, and home entertainment systems. Power disturbances caused by utility events, equipment failures, or lightning can damage that equipment.
Plug-in surge strips can help protect individual devices, but they do not provide the same coverage as a properly installed whole-home surge protective device at the service equipment.
When replacing a panel or upgrading service, ask your electrician about a listed surge protective device. It can provide an additional layer of protection for the home’s electrical system and connected equipment.
Surge protection should be installed and selected by a professional because the device must be compatible with the service, panel, grounding and bonding arrangement, and manufacturer instructions. It is not a substitute for proper grounding or correctly functioning breakers: but it is a valuable addition to a modernized electrical system.
7. Create a layered lighting plan for Pacific Northwest gray days
Seattle-area homes need lighting that works during short winter days, overcast afternoons, and rainy evenings. A single ceiling fixture rarely provides comfortable, useful illumination throughout a remodeled room.
A layered lighting plan typically combines:
- Ambient lighting: General illumination from recessed fixtures, ceiling lights, or chandeliers
- Task lighting: Focused light for countertops, desks, islands, vanities, and work areas
- Accent lighting: Sconces, cabinet lighting, artwork lighting, or architectural highlights
Plan lighting controls at the same time as the wiring. Dimmers, three-way switches, occupancy sensors, under-cabinet lighting, exterior security lights, and smart controls are much easier to install when walls and ceilings are accessible.
Choose fixtures rated for their location, especially in damp bathrooms, covered outdoor areas, garages, and other spaces exposed to moisture. Energy-efficient LED lighting can also reduce operating costs while providing better flexibility for the entire home.
